The Commercial Manager supports the commercial and contractual management of Equinix's data center expansion and construction projects in Japan. This role is responsible for cost management, procurement activities, contract administration, and commercial risk management throughout the project lifecycle.
Working closely with Construction, Real Estate, Finance, Legal, Operations, and external partners, the Commercial Manager helps ensure projects are delivered within budget, contractual obligations are effectively managed, and commercial risks are appropriately mitigated.
- Lead the commercial management of data center expansion and construction projects in Japan.
- Partner with project teams to provide commercial insights and recommendations throughout the project lifecycle.
- Support project planning, budgeting, and governance activities.
- Assist in the preparation of business case, approval, and project funding documentation.
- Develop and maintain project cost plans, forecasts, and budgets.
- Monitor project expenditures and identify potential budget risks and cost-saving opportunities.
- Support monthly cost reporting and forecasting activities.
- Assist project teams in managing contingency and escalation allowances.
- Provide commercial analysis and reporting to project stakeholders.
- Support tendering activities, bid evaluations, and contractor selection processes.
- Review contractor pricing and commercial proposals.
- Assist in developing procurement strategies that achieve value and mitigate commercial risks.
- Support negotiations with contractors, consultants, and suppliers.
- Administer construction contracts and commercial agreements throughout the project lifecycle.
- Coordinate with Legal and Procurement teams to ensure contractual compliance.
- Manage change orders, contract variations, and payment assessments.
- Support the evaluation and resolution of Extension of Time (EOT) and cost-related claims.
- Assist with final account negotiations and project closeout activities.
- Identify commercial and contractual risks and support mitigation planning.
- Track changes that may impact project cost, schedule, or contractual obligations.
- Support contingency management and commercial risk reporting.
- Work collaboratively with Construction, Design, Real Estate, Operations, Finance, Procurement, and Legal teams.
- Build effective relationships with contractors, consultants, and suppliers.
- Communicate commercial matters clearly and proactively to project stakeholders.
- Bachelor's degree in Quantity Surveying, Construction Management, Engineering, Real Estate, Business, Finance, or a related discipline.
- 5+ years of experience in Commercial Management, Quantity Surveying, Cost Management, Contract Administration, Construction Consultancy, or a related field.
- Experience supporting commercial management of construction, infrastructure, industrial, or real estate development projects.
- Strong understanding of cost management, budgeting, procurement, contract administration, and commercial risk management.
- Experience working with contractors, consultants, and internal project stakeholders.
- Strong analytical, communication, and negotiation skills.
- Fluent Japanese and business-level English required.
- Experience in data center, mission-critical, industrial, infrastructure, or large-scale development projects.
- Experience with Quantity Surveying, Cost Consultancy, Project Controls, or Developer organizations.
- Familiarity with standard construction contract forms such as FIDIC, NEC, JCT, or equivalent Japanese construction contracts.
- Exposure to change management, claims management, tendering, procurement, and contract negotiation.
- Professional qualifications such as MRICS, CCP, PMP, or equivalent are advantageous but not required.
We are looking for a commercially minded professional with a strong foundation in construction project delivery, cost management, and contract administration.
The successful candidate will be comfortable working in a fast-paced project environment, collaborating with diverse stakeholders, and balancing commercial objectives with project delivery requirements. Experience in data centers, real estate development, construction consulting, or contractor organizations will be highly valued.
This role provides an excellent opportunity to develop commercial leadership skills while contributing to the delivery of critical digital infrastructure projects across Japan.
