ERM is seeking a Technical Due Diligence (TDD) Consultant to support technical due diligence projects across a wide range of asset types, including infrastructure, industrial facilities, manufacturing plants, logistics facilities, commercial buildings, and data centers. The successful candidate will help investors, financial institutions, developers, and corporate clients identify and evaluate technical risks related to buildings, facilities, and operational assets, supporting informed investment decisions and business planning.
Key Responsibilities

Support the delivery of Technical Due Diligence (TDD) projects

Conduct technical reviews of buildings, mechanical systems, electrical systems, and industrial processes
-
Perform site visits, inspections, and field assessments
-
Review design documents, specifications, and technical reports
-
Support CAPEX and OPEX assessments
-
Identify technical, safety, environmental, and integrated project risks, and provide recommendations for improvement
-
Prepare due diligence reports and client deliverables
-
Participate in client meetings and presentations
-
Coordinate with design consultants, contractors, and equipment vendors
-
Support project managers in project execution and delivery
Qualifications
-
Minimum of 3 years of professional experience in building design, mechanical or electrical systems, industrial facilities, facility management, asset maintenance, or related disciplines

Experience in one or more of the following areas:

Design engineering
-
Construction management
-
Facility operations and maintenance
-
Commissioning
-
Owner's engineering
-
Technical consulting
-
Experience preparing technical reports and documentation
-
Native-level Japanese proficiency
-
Ability to communicate effectively in English
Preferred Qualifications

Experience conducting Technical Due Diligence (TDD)

Real estate due diligence experience

Experience working on EPC projects

Professional qualifications such as:

Registered Architect
-
Building Services Engineer
-
Chief Electrical Engineer

Construction Management Engineer

Experience in chemical manufacturing, oil & gas, energy, waste management, or recycling industries
