オフィスのスペース戦略プランナーとして、クライアントのポートフォリオに対する戦略的なワークプレイス計画の専門知識を提供していただきます。このポジションでは、オフィススペースの供給と需要を深く理解し、効果的なシナリオと施設利用計画を策定することが求められます。

主な職務内容戦略的プランニング
スペース利用を最大化するため、クライアントポートフォリオの計画・管理をサポート
座席需要の実績値と予測値、スペース在庫の変動予測に関するプロジェクトステータスレポートの作成・更新
ステークホルダーマネジメント
個人と組織間の重要な関係を構築し、複数の組織レベルにわたるステークホルダーの期待値を管理
クライアントのオフィス移転計画、部署移動および個人の座席移動をサポート
データ分析と意思決定支援
ビジネス知識とクリティカルシンキングを活用し、複雑なデータを分析して戦略的な企業不動産の意思決定を支援
データとフロアプランを統合し、クライアント支援のための明確なPowerPointプレゼンテーションを作成
必須要件経験
オフィスレイアウト計画、ファシリティマネジメント、不動産管理、またはワークプレイス計画関連業務における3年以上の実務経験
分析業務またはプロジェクトマネジメント関連の実務経験も考慮対象となります
技術スキル
オフィススペース計画ツールと手法の習熟度(OJTを通じた習得も可)
Microsoft Excelの高度な活用スキル(ピボットテーブル、XLOOKUP、複雑な計算式を含む)
CAFM/IWMSソフトウェアの使用経験(TRIRIGA経験者は強く歓迎)
分析力と問題解決能力
構造的なアプローチで問題分析を行う、優れた分析力とクリティカルシンキング能力
特に数値データおよび空間設計に関する高い注意力と正確性

About This Role
As a Senior Occupancy Planner, you will provide strategic occupancy planning expertise for our client's portfolio. This position requires a deep understanding of space supply and demand to develop effective scenarios and occupancy plans. You will contribute directly to JLL's mission of shaping the future of real estate for a better world by creating rewarding opportunities and amazing spaces for our clients.

Key Responsibilities
Strategic Planning
Support the planning and management of client portfolios to maximize space utilization
Prepare and update project status reports on actual versus projected seat demand and forecast inventory changes
Stakeholder Management
Foster critical relationships between individuals and organizations, managing stakeholder expectations across multiple organizational levels
Assist clients with their migration plans, as well as group and individual moves
Data Analysis and Decision Support
Utilize business knowledge and critical thinking to analyze complex data and support strategic Corporate Real Estate decision-making
Consolidate data and floor plans into clear PowerPoint presentations for client support
Required Qualifications
Experience
More than 3 years of professional experience in occupancy planning, facility management, real estate management, or space planning-related roles
Relevant experience in analytical or project management roles will also be considered
Technical Skills
Proficiency in occupancy planning tools and methodologies (can be developed through on-the-job experience)
Advanced proficiency in Microsoft Excel, including pivot tables, XLOOKUP, and complex calculations
Experience with CAFM/IWMS software (TRIRIGA experience strongly preferred)
Analytical and Problem-Solving Skills
Strong analytical and critical thinking skills with a structured approach to problem analysis
High attention to detail and accuracy, particularly with numerical data and spatial concepts
Communication and Interpersonal Skills
Proven stakeholder management skills with an ability to build positive working relationships across organizational levels
Excellent presentation and communication abilities
Business-level proficiency in both Japanese and English (written and verbal communication)
Ability to maintain professional standards in an on-site client environment
Preferred Qualifications
A proactive and innovative mindset with effective problem-solving skills
Advanced proficiency across the full Microsoft Office Suite
Familiarity with reading and understanding floor plans
A positive attitude toward change and the ability to adapt to new processes
